Across the lower mainland, snowfall averages increase with elevation and with distance away from the coast. Note Stave Lake (elevation 110m) has an average of 89.6cm. It's lower in elevation than Como Lake hill in Coquitlam but further east hence the higher snowfall averages.
Not to say upper levels of North amd WestVan can get some decent accumulations with arctic air leaking down burrrard inlet with moisture in place.

It will be the inverse of when I lived in the mountains of New Mexico as a teen. Then, everyone assumed that since I lived in the Southwest, I lived in a hot desert and I never saw much if any snow. Soon, when people hear I live in Canada, they will assume I live in a deep freeze for half the year.

According to Environment Canada, the Cleveland station in North Vancouver only gets 48.3 cm of snow per year despite being on the mountain at 157 m elevation. That’s quite the surprise. Place I’m renting is in Central Lonsdale at about 120 m elevation, so it shouldn’t be as lousy a location as right on the waterfront. If I move to East Van it will probably be even lousier for snow. But there’s value in living close to friends I already know.

That's the fun with our terrain around here Rubes you can go from neighborhood to neighborhood from rain to snow and vise versa especially further east you go.
Except for Richmond, Ladner, lower Delta were it always rains.

I had several trees come down in the wind on Saturday night, most were small dead ones but this hemlock broke off about 20' up and squashed my fence. I tried to cut it up but my saw is too short. I might have to ask for help from someone with a longer saw. And my dog who came out to help.

Some parts of East Van are decent in the snowfall department. I'd say even on par with central Lonsdale despite being at a lower elevation.

Some inland locations like the neighbourhoods in the Fraser River flats (Southeast Poco, Pitt Meadows, North Langley) are almost or basically just as bad as coastal Richmond and Delta for snow.

On the topic of snowfall averages across the lower mainland... would be cool if there was a map showing the variation in the region.

Unfortunately, so many stations have closed down in the last couple decades, so accuracy wouldn't be great but as recently as the 90s there were plenty scattered throughout the region so the map would likely need to be based on the 1971-2000 averages.

Is your cattle dog pure or mix breed? Beautiful dog!
I haven’t seen one with a coat that dark.
I will try to post a pic of mine. He’s my world!
